A quiet house above the sea
A 1911 lemon merchant's house, 180 steps above the water. Breakfast on the terrace, a boat to Positano when you want one, and very little else.
The house
Built for a lemon trade, kept for slow mornings
The Orlenza family shipped lemons from this cliff for sixty years. The house they built is four floors of limewash and terracotta stepped down the rock, with a terrace on every level and the sea in every window that matters.
We run it as a house, not a resort: twelve rooms, a small team who learn your name on the first evening, and a terrace that belongs to whoever gets there first.

Four kinds of room, twelve in all
Every room has linen from Busto Arsizio, a ceiling fan, a rain shower and breakfast on the terrace included. Nightly rates change with the season; the calendar shows each night's price.

What's here, and what isn't
Breakfast on the terrace
Until eleven. Bread and sfogliatelle from the bakery in the village, eggs from Agerola, lemons from our own trees.
A pool cut into the rock
Eight metres of salt water on the lower terrace, warmed from May. Towels and a jug of iced water are always out.
Nina, the house boat
Our wooden gozzo runs to Positano and the fjord at Furore. €90 each way for up to four; book the evening before.
Six loungers at the lido
Kept for guests at the lido on the rocks below, May to October. Lunch there goes on the room.
Quiet, by design
No televisions, no music by the pool, ceiling fans as well as air conditioning. Wi-Fi throughout, if you want it.
Honest about the steps
The house sits on four levels, 64 steps below the road. We carry the bags; it isn't step-free, and we'd rather say so now.
Praiano
Between Positano and Amalfi, and quieter than both
Praiano faces west, so the terraces get the sunset the busier towns miss. There is one road, two churches, a fishermen's beach at Marina di Praia and the lido on the rocks where we keep your loungers.
